Property sellers who hire a listing agent determine a sale price by comparing the price at which other comparable properties sold for. This price usually includes updates to the property as well as factors that may detract from the sales price.

Property buyers who hire a buyers agent also look at comparable, recent sales prices to help them come up with a price to offer a seller.

Sometimes buyers agree on the price a seller has the property listed for and sometimes the buyers disagree with the listing price and will make an offer that is less than asking price.

According to an October 15, 2020 article on realtor.com by Lisa Kaplan Gordon, ..."No number is right or wrong; the ultimate deciding force is what price a buyer and seller determine they are willing to shake hands on to close the deal."
