Hello.
It's been a while since I've posted anything here, so I thought it would be a good time to switch from talking about home buying and selling to talking about land. Today I'll provide some things to look for and/or get information on before completing the purchase of a piece of land that you intend to build a house on.
You should look into the following:
Survey- Does a staked survey exist or is the land platted, or is the land defined by existing fence rows or other ntural boundaries? A staked survey or plat is preferred to avoid disgreements about boundary lines.
Water - If you intend to build a house, is a water meter already in place? If not, is there a rural water line along or near the property? If not, a well may need to be drilled or a cistern installed. Find out which Rural Water District would provide water and give them a call to find out the water situation.
Electric - Is there an electric meter already installed? If not, find out which electric company services that area and get an estimate on a meter installation.
Sewer or Septic - Find out if the land can be tied into an existing sewer line or if a septic tank is installed. If no septic tank is installed, contact your county Environmental dept and they can help you figure out what is needed to get a septic system installed.
A couple other items to get information on are annual taxes, any existing crop or land leases including CRP (Conservation Reserve Program) plans in place. and what type of internet service is available.
These are some of the main items to be aware of when buying a piece of land to build a house on. Your Realtor should be able to help you get most of this information or at least point you in the right direction for help.
